Strada Sfinții Voievozi 24 urban regeneration project Bucharest is the forty-eight article on projects from practice. Urban Spaces/ Salzburg Development a Romanian developer who contributed to the urban regeneration and design of this project in Bucharest by developing various plots and was involved in many urban regeneration projects and designs in the capital of Romania. The developer aimed to put together several dispersal pieces of the Romanian capital’s urban fabric that lost their urban feature and architectural character and overlapped over time. The project consists of four buildings scattered and connected through the urban and landscape design of this urban regeneration and design project.  buildings are of different heights ranging from G+4 to G+6. The urban design of this project does not have a specific style of architecture, but it is simple architecture responding to the building design environmental requirements of open facades and views of external space. The urban design of this project provides for the area an open space and connected visibility from all sides of the development. The idea of the development is to the need to develop the old urban fabric and to this need is added an attempt to recover something from the elegance sometimes more restrained, sometimes more capricious, of Bucharest architecture. The Strada Sfintji Voievozi 24 area urban fabric is a mix of old buildings of various scales and have different architectural characters and sometimes without any Romanian identity. Adding to that developing the street frontage to a modern European style of urban regeneration and design of mixed-use development. Two of the four buildings have a commercial frontage and one of them has a retail business that is connected to the internal open urban space and project landscape. First, it is near to an adjacent tram line connected to the city center making the development sustainable and car-free development. The development is connected by the tram line to the city center train station giving it accessibility to all adjacent areas and cities.  The development provides, on the main road a commercial frontage that gives the development more profitability and community mixture, the project is adjacent to mass transit that encourages walkability and people movement through the city and out. The street frontage commercial space takes advantage of this feature to bring attraction to the business in the building on the main road and side road. The urban regeneration and design of Strada Sfinții Voievozi 24 residential buildings project in Bucharest have several buildings. The buildings are of various heights ranging from G+4 to G+6. The buildings sit on a raised level and include an underground basement in the front building facing the main street. The development has two connections to the main roads by internal roads leading to the development of internal urban space and landscape and car park entrances. The urban design of this project mixed various functions to give the project more attraction and profitability including commercial spaces and internal landscape that connect the main road space to the internal space of the buildings. The building architecture is of simple design that includes a harmony of façade color finishes to give it unity. Adding to that the same unit of balconies uses the same material, form, and color. Landscape design provides a wide range of usable public spaces for sitting. Adding to that using the roofs for a roof garden accessible for the building users gives it a more sustainable architecture and urban design project character. The buildings are typical one-bedroom flats on all the floors and in all the buildings of the block regardless its height. These flats are enclosed rooms or spaces, but they are different in areas which gives the tenant or buyer a variety of choices that fit their needs. The architecture firm has used some of the modern architectural principles of having different levels of spaces within the same apartment. These apartments are typically two-bedroom flats, and some two-bedroom apartments are on the same floor. These types of apartments are available on all floors from the first floor to the last floor of all the buildings in the development. The front building facing the main road has a commercial unit and is open to the internal urban space and landscape. The following section, Figure 9, through the development and project, shows the basement floor of the front building facing the main road of this project and its buildings.
